PRICES Prices are per person per day. Price always include breakfast (breakfast price cannot be excluded even if not required).

SERVICES OFFERED IN LOW AND HIGH SEASON: In High season we will give priority to weekly bookings for Half Board accomodations and weekly bookings from Saturday to Saturday. In Low season it will be possible to book only B&B accomodation and Half Board accomodation will be offered o nly during week ends or to groups of people but only if expressly required and accorded. Weekly bookings eventually offered are intended only for 7 nights in Half Board accomodation arriving Saturday and leaving Saturday. For long period bookings but not arriving saturday and leaving saturday we will apply the daily price to the full period of the booking. For specific requests (very long period booking and groups) we will made an offer according to the lenght of bookings required and/or number of people.

BOOKING AND CANCELLATION POLICY: All bookings will be valid on receipt of 20% of money in advance. If you want to cancel your booking please do it as soon as possible but at least 30 days before your planned arrival. If we receive a cancellation request at least 30 days before your planned arrival, your money given in advance will be kept by us for another possible booking you will do in the future (according to availability). If you do your cancellation request later than 30 days before your planned arrival, we will keep your money as late cancellation refund fee.

ANTICIPATED CHECK OUT: Bookings in high season are intended for the full period booked. Early unplanned check out are a serious problem to us as do not allow us to complete the booking of the room in the period left available. This is why if you will check out before the planned date we will charge you the fully booked period.

CHECK IN - CHECK OUT: Check-in time on your arrival will be between 14.00 and 18.00 (we cannot guarantee earlier check in but will be happy to keep your luggage if you wish). Check out time on your departure will be no later than 10.00.Payment will have to be made on arrival only by cash or cheques.

BREAKFAST AND DINNER: Breakfast will be served daily between 08.30 and 10.30. On your early request, we can provide an earlier breakfast starting time. Dinner will be served, as in any family, in one single time. Dinner time is at 20.00 (8 pm). If you booked half board accomodation and will be late on dinner time, please do not be bothered if we do not wait fo you. Booking for half board accomodation means we will cook for you and so you will always be charged as half board accomodation even if you decide not to have dinner some evenings or if you, for any reason, will not have it.

ANIMALS: Animals will be admitted only if small and only if we will have mutually agreed on their stay.

SPECIAL PRICES: Children until 1 year old not requiring an our additional bed or sofa bed neither a change in our daily menu, will not be charged. Children between 2 and 8 years old requiring an additional bed or sofa bed in the same room of their parents will be charged for the additional bed only Euro 25,00. Children between 2 and 8 years old will be charged for dinner only Euro 10,00 if they do not require any change in the daily menu. On your booking you will be asked to pay 20% of money in advance according to the price list and number of people booked. Special prices for children above mentioned will be taken into account only at check-out on your departure.

PARKING: We can provide a parking area for cars, motorbykes and bycicles. Parking is free and is located within the property but it is not looked after.

BOOKING: Attention ! To book you need to verify the availability of rooms in the period you desire. If you have not done it yet, please do it now pushing Book now button. (Check availability). Following the booking wizard you can:
• Following the booking wizard you can: Put an Option on the room for the required period: You will put an option on the room waiting your booking confirmation that will be done after we receive your 20% money in advance. This booking procedure is suggested if you prefer to book paying through your current account and money transfer. Whenever we will receive your fax with payment details, we will confirm your booking. Attention !!! A booking option will be cancelled after 7 days from option confirmation date if we do not receive your 20% money in advance.
• Directly book your room for the period required: You will be allowed to directly book your room in the period required because you will have the possibility to pay directly your 20% money in advance through credit card (VISA or Mastercard) using PayPal secure site.
